Our Role

Rickson Lewis Residential Ltd provides an introduction and reference-checking service.
We do not act as:

  • a guarantor

  • a party to any tenancy or lodging agreement

We simply connect live-in landlords with potential lodgers and carry out basic checks.

For Landlords

All decisions about who to accept into your home are your responsibility.
We are not responsible for:

  • disputes

  • rent issues

  • behaviour of the lodger

  • damage to property

  • the legality of your renting arrangements

  • the success or failure of the tenancy/lodging relationship

You must make your own checks and ensure your property, agreements, and arrangements comply with UK law.

For Lodgers

We do not guarantee:

  • the accuracy of information provided by landlords

  • the condition, safety, or suitability of the property

  • how long the arrangement will last

  • the behaviour of the landlord or others in the home

Any agreement is strictly between you and the landlord. We are not a party to it and hold no responsibility for its terms or outcomes.

Reference Checks

We take reasonable steps to verify documents and information, but we cannot guarantee that:

  • all information is complete, truthful, or accurate

  • we can predict future conduct or reliability

  • references from third parties are correct

Reference results are provided “as is”.

Liability

To the fullest extent permitted by UK law, we cannot accept liability for:

  • loss, damage, or disputes arising from landlord-lodger relationships

  • reliance on information from this website

  • actions or omissions of any landlord, lodger, or third party
